@edza One thing you don't expect is that as the things that need to be done trail off towards the end, less and less people can do them. So the house will sit empty for days until that ONE GUY who installs the Flippity Flap can get over there, and there's nothing else that can be done in the meantime.

@edza 😆🙄 true. We needed nearly 18 month for just a kitchen. But my father did it almost alone the livingroom took just 6 month

@edza We have a contractor we’ve used several times for small to medium sized jobs on our house (he also does major renos). On our jobs, “It’ll be 7 or 8 days” was 7.5 days. “Expect it to take 6 weeks” was 6 full weeks + 2 mornings in the 7th week. I’ve noticed that he plans it all out ahead of time (including using CAD s/w), has subcontractors who know he’ll drop them if they’re unreliable, builds in a reasonable amount of buffer and doesn’t allow feature creep. He’s like a god to me.
