That's densification, and that's good.
What's bad is that these kinds of successful and desirable built forms have been banned in newer parts of the city.

@evdelen@mstdn.ca The problem is that Toronto has design guidelines for new condos, that require a tall first floor of 4.5m min. This is probably to put in a loading dock for large transport trucks. 4 old small storefronts disappear and 1 large canvorous space is left in the new building. The character of the neighbourhood is lost, you end up with what happened at Yonge and Eglinton. #Toronto #Topoli #Onpoli #architecture
