@davej As a landlord I need to point out all the Building Maintenance Government rates Strata fees Insurances And Interest payments (which have just gone up) All have to come out of the weekly rent (or we will have to start claiming negative gearing from other tax payers). A $5 increase doesn’t go anywhere near the increases in all the other costs, especially the ACT government charges. We could sell the property then your rent would go up massively. I’m not arguing for big rent increases but leasing out a property is becoming uneconomical. Or the ACT government could cut back on their rates increases.

    @Old_IT_geek @davej Am curious about the, 'if a stressed investor sells a rental property the price of rent goes up', argument. My understanding is the price of rent is a factor of supply and demand, not linked to investor costs. And that if an investor sells to a renter and they live in it, while it is true there is one less property available for renting, there is also one less tenant in the market. Therefore the effect is neutral. Likewise if they sell to another investor. No change in the supply/demand equation. Yes?
