Am curious about the, 'if a stressed investor sells a rental property the price of rent goes up', argument.
My understanding is the price of rent is a factor of supply and demand, not linked to investor costs.
And that if an investor sells to a renter and they live in it, while it is true there is one less property available for renting, there is also one less tenant in the market. Therefore the effect is neutral.
Likewise if they sell to another investor. No change in the supply/demand equation.

@Old_IT_geek @davej (But I do agree that the ACT treats those living in apartments as cash cows, even owner occupiers. Rates should be MUCH lower for apartments.)
