That etymology tracks more closely with the réal. Real goes back to the Latin res meaning property or affairs.

Yeah, "property" as in *something that can be discussed in court* and the kings (or feudal lords) basically *were* the court as they were the ones enforcing the law. So it was a *king-related* (or rather *feudal-lord related*) affair.
