Most conspiracy theories are space grade nutty, but they are occasionally inspired by facts. In the late 1990s, a US test pilot smuggled me into a remote Nevada military installation. There, I saw with my own eyes and up close weapons and technology whose existence the US denied. The facility was Area 51, whose existence, at the time, was also denied. So the conspiracy theorists were right about the existence of Area 51. I didn't see any aliens or alien technology, though, just human forms.
